Before You Change Anything, Watch It for a Full Year.
The most expensive mistakes on a piece of land are made in the first six months by people who were certain and in a hurry. The discipline that prevents them is not a skill. It is a willingness to wait.
Nearly every serious mistake made on a piece of land is made early, confidently, and by someone who could easily have known better if they had waited two more seasons.
The pond dug where the water does not actually go. The orchard planted in the frost pocket. The house sited for the view rather than the wind. None of these were carelessness. They were competence applied before observation.
Why does land require a full year?
Because the land shows you a different face in each season, and any single visit gives you a quarter of the information while feeling like all of it.
What you cannot see in summer: where the frost settles, where the snow drifts, which slope stays frozen until April. What you cannot see in winter: where the water actually runs when it runs hard, which ground stays saturated, where the shade falls when the canopy fills.
A year is not a ritual number. It is the minimum sampling period for a system whose whole behavior is seasonal — and even a year is thin. Two is better. The people who have done this longest tend to say three.
Bill Mollison, who co-founded permaculture, put the principle as plainly as it can be put: protracted and thoughtful observation rather than protracted and thoughtless labour.
What are you actually watching for?
Patterns, not features. The land is already running a system, and your job first is to read it rather than to overwrite it.
Water. Where it arrives, where it moves, where it collects, where it leaves, and how all of that changes in a hard rain versus a long one. Water is the primary organizing force on almost any site, and nearly every regret traces back to misreading it.
Sun and shade. The arc changes substantially between solstices. A spot that is full sun in July can be in shadow from October to March, which matters enormously for anything you intend to grow or heat.
Wind. Direction, season, and force. Prevailing wind determines building orientation, shelter placement, and where you will and will not want to sit in February.
Frost and cold air. Cold air behaves like water — it flows downhill and pools. The lowest flat spot is frequently the worst place for fruit trees and the worst place for a bedroom.
What is already living there. The existing plants are a soil report and a water report written in a language you can learn. What is thriving, what is struggling, and where the boundaries fall between them tell you most of what a lab test would.
Where you naturally go. This one gets skipped and it should not. Over a year, you will find yourself repeatedly drawn to certain places and avoiding others, usually without articulating why. That is data. The body reads a site faster than the mind does.
Why is waiting so difficult?
Because capable people experience observation as inaction, and inaction as failure.
This is the honest obstacle. Someone who has built companies arrives on land with an enormous bias toward execution, and land is the one domain where that bias is actively destructive. The instinct that made them successful — move, decide, correct later — meets a system where correction takes decades and some mistakes are permanent.
A misjudged hire costs you a quarter. A misjudged watercourse costs you a generation.
There is also ego in it. Watching for a year means admitting the land knows something you do not, which is a small humiliation for people accustomed to being the most informed person present.
What observation earns you
Work you never have to do. That is the return, and it is enormous.
A well-observed site produces designs that cooperate with what is already happening: swales where water already wants to slow, buildings where shelter already exists, planting where the soil already supports it. The result is a place that requires progressively less intervention over time.
A poorly observed site produces the opposite — a design fighting the land's actual behavior, requiring permanent maintenance to hold its position. Most failed land projects are not failures of effort. They are the compounding cost of a design that was wrong in the first season and has been subsidized ever since.
The principle is not only about land
The same discipline transfers almost perfectly, and almost nobody applies it.
Most people restructure their lives the way an impatient owner develops a site — arriving with a plan, executing in the first month, and discovering in year three that they built the orchard in the frost pocket.
Watch the seasons first. Learn where your own energy actually flows, where it pools, where it drains, and what is already thriving without your help. Then design.
The land is not asking you to do less. It is asking you to know it before you touch it — which, in the end, is what care has always meant.
Frequently asked questions
Do I really have to wait a year before doing anything?
Not for everything. Reversible, low-cost work can proceed — clearing invasives, small trial beds, temporary structures, repairing what already exists. What should wait is anything permanent or expensive to undo: earthworks, water infrastructure, building placement, and perennial plantings. The rule is not inaction. It is not making irreversible decisions on partial information.
What if I only have access to the land seasonally?
Then extend the observation period and instrument the site. A simple rain gauge, a min-max thermometer, and time-lapse or trail cameras will record a great deal in your absence. Neighbors who have been there for decades are the other underused resource — they usually know exactly where the water goes and are rarely asked.
Is this the same as a permaculture site analysis?
It is the first stage of one. A full permaculture design includes sector analysis, zoning, and a staged implementation plan. Observation is what all of that is built on, and it is the stage most commonly compressed because it produces nothing visible. A sophisticated design built on four months of watching is a sophisticated guess.
How do I record what I observe?
Keep it simple enough that you actually do it. A dated notebook plus photographs from the same fixed points each month will outperform an elaborate system you abandon in March. Mark the extremes especially — the hardest rain, the coldest morning, the highest wind — because the extremes determine the design far more than the averages do.
